*** WHAT DOCUMENTS DO I NEED TO PURCHASE A PROPERTY?
Your passport details are required to purchase a property along with a local tax number. We will be help on this matter by taking you to tax office to obtain a local tax number for you. Your tax number is also required to open a bank account in Turkey. You will also need 2 passport photos to complete your application.
*** CAN I PAY FOR MY PROPERTY FROM MY COUNTRY?
Once you have signed the contract on the property you wish to buy you can transfer the money directly form your own bank in your country to the account you will have in Turkey.
*** HOW LONG BEFORE YOU MOVE IN?
Dependent upon the Turkish government office is currently takes up to 4 months to receive the final title deed. First your application goes to regional Tapu (Title Deed) office then to military head office in Izmir to check the property is not in restricted area or military zone. This is normally a formality and when everything is approved it takes a one day to complete your transaction.
*** WHAT ABOUT PROPERTY & HOUSEHOLD INSURANCE?
When you finally get your title deed it is advisable to insure your property. Most of the big European insurers operate in Turkey. However our office will be please to help you to arrange proper insurance.
*** HOW DO YOU RENT YOUR HOME IN TURKEY?
There are many letting agencies who will arrange to rent your property. Beware, like all letting agents throughout the world they are expensive. Most of our clients use the web based letting agencies which are very successful. In our opinion the most profitable way to rent out your apartment to family, friends and work-mates. You will be surprised how many will want to rent out your property. If that doesn’t work a simple advert in a local newspaper or a one page add in a website works well. Always get a large deposit and arrange a flight as part of the rental package to make it more profitable.
*** DO I NEED RESIDENT PERMIT?
You can stay for a maximum of 3 months in Turkey with your 90 days multi entry tourist visa. However to replace this with a resident permit you need to apply for within a month of your first entrance. Residents permit can be for a period of one to five years. Instead of applying for resident permit you can simply leave Turkey for 24 hours and then return for another standard 3 months visa (On the Mediterranean coast most people take advantage of a trip to Northern Cyprus which is only 3 hours ferry ride from Alanya). |
